This long strip of land, just one kilometer inland from the sandy beaches of Selinunte on the south coast of the island, is the ideal location to build your own villa in Sicily. If you build a two-story house, you can even enjoy an unobstructed sea view from the windows, balconies, and the rooftop terrace upstairs.

The property is located in a quiet residential area, approximately 25 meters wide and about 280 meters long, running parallel to the coast from west to east. The neighbors have planted fruit and olive trees in their peaceful gardens, making this a relaxed and peaceful place.

History enthusiasts will be delighted by the extensive archaeological park of Selinunte right at your doorstep with its incredible, publicly accessible exhibits. Nature lovers will find the beautiful beach of the Foce Belice nature reserve just a short drive down the road. Whether you plan to move permanently to the area or build a holiday home that can also generate income as a rental property, you and your guests will be captivated by the rich combination of cultural and natural treasures that the region has to offer.

Currently, the flatThe land is cleared except for grass and some trees. There are some very old olive trees, at least 80 years old, and thirty pines near the back boundary of the property. Two access roads run along each side of the property, while the front is enclosed by a chain-link fence.

Near the rear end, 250 meters from the road, is the existing house. It is in extremely poor condition, with doubts about the quality of the foundation. The only sensible measure at present would be to demolish it and build a new villa elsewhere on the property. Unfortunately, there are not even many materials that could be reused there. Perhaps a few old wooden furniture pieces could be restored, but that’s about it.

There is a well on the property, but it appears to be dry. One solution would be to drill deeper until a water source is reached, but it would be more practical to connect to the municipal main line running along the street. The electrical connection is available.

The property is located on the main access road that leads from the southern Sicilian state road to the modern city of Selinunte.

Only a five-minute walk away is the archaeological park of Selinunte, one of the largest and most significant archaeological sites in the entire Mediterranean region of Europe. It features an entire ancient Greek city with streets, houses, temples, an aqueduct, and a necropolis. Covering an area of 270 hectares, it is easy to spend a whole day exploring and contemplating the ancient past. The beach is only one kilometer away.removed, and the sand dunes of the nature reserve are among our absolute favorites.

Even in the height of summer, you can still find a spot here, and the lush vegetation that begins right at the end of the dunes makes this a fabulous, peaceful place to spend a sunny afternoon.

The aforementioned SS115 is only seven car minutes from your doorstep. This makes traveling in the region particularly easy, and you can reach the nearby town of Castelvetrano in fifteen minutes. With about 30,000 inhabitants, this is the most convenient option for larger supermarkets and more specialty shops and services, including a hospital.

However, this is not the only town in close proximity. In 25 minutes, you can reach Mazara del Vallo, in 30 minutes Sciacca, in 50 minutes Marsala, and in one hour the historic capital of the region, Trapani. As we detail in our complete travel guide to the Trapani region, some of Sicily's crown jewels are just a short drive away, including the ancient lagoon city of Mozia, the hilltop castle town of Erice, and the Aegadian Islands. To the east, the Valley of the Temples in Agrigento is only 80 minutes away.

You and your visitors will be pleased to learn that there are two separate airports, each within an hour's drive, namely in Trapani and in Sicily's capital Palermo.

The old house has a footprint of 90 m², but due to the size of the property, you could add another 150 m² of living space, resulting in a 120 m² villa on two floors. This could easily become a single-family home with four bedrooms.Also note that open terraces are not even considered in these calculations, so you can really let your imagination run free.

There are already a number of designs for a villa created by an architect we know, which you can purchase if you like what you see. The two-story design offers a direct view of the temples on the other side of the street, which would be a very special selling point. Our team can provide you with more information on this.

If you are starting from scratch, €2,500 per square meter is a good budget for building your own villa in Sicily. Additionally, you should budget around €30,000 for a swimming pool and something similar to an outdoor kitchen, a shaded pergola, and some landscaping. We would say that for a total of €500,000 to €600,000, including the purchase price, you can get a truly spectacular new home. In our opinion, this is very negotiable.
